If my application to rent is approved, what's the next step?
Athens: our lease documents are now provided electronically via DocuSign.
Nelsonville: Once your application has been approved, you will need to pay the deposit-to-hold. These vary from $150-$200 per person, depending on the property. This deposit will guarantee the property will not be rented to anyone else for a specified time period.

- Once we receive the deposit-to-hold, you will need to sign the lease. If the lease is not signed by the deadline, the property will be placed back on the "available list." The deposit-to-hold is 100% NON-REFUNDABLE. In other words, should you decide not to sign the lease, you forfeit the deposit-to-hold. No additional deposit money is required when you sign the lease. Your deposit-to-hold converts to a security deposit when the lease is signed.

Am I required to have a co-signer on my lease?
Athens- Though not the "norm", on occasion, we might require a co-signature on the lease.
Nelsonville- Without exception, we do require a parent/guardian co-signer on each lease.

If I am receiving Financial Assistance from school to pay for my housing, may I pay rent later than the due date?
Athens Properties: Our policy for those tenants who receive S.F.A is as follows:
Nelsonville Properties:
- Any tenant's first payment must be paid on time, regardless of circumstance. It may require using all your savings or borrowing from friends or family to make a commitment for that first payment.
- Any further installments may be deferred until the school releases the "overage", with the stipulation you submit verification from Financial Aid to our office in advance of any payment due date. (examples would be an "awards letter" documenting financial approval and approximate disbursement dates, or a Landlord Letter, you may also share a screen shot of your official SFA) Unless you provide the necessary documentation by the deadline, the $2 per day late fee cannot be waived.
- deferment policy applies to 3-month installments only
Nelsonville Properties:
- We do not deffer payments for financial aid. We do offer monthly payments.
Is every person on my lease responsible for payment of rent and utilities?
- If you have signed a joint contract (Multiple names on the same lease agreement), then YES, you are each jointly and individually responsible for all payments.
- If you have signed an Individual Lease (only your name on the lease, common for shared housing and Nelsonville Properties), you are only responsible for your specific rent amount (specified on your lease), plus your portion of the household utility bills.
What are your payment due dates?
- Payment due dates can be found on page 2 of the lease agreement. Typically they are before the start of each semester.
- We accept cash (in person only, DO NOT MAIL CASH), check, money order, Visa or MasterCard. Electronic payments are subject to an additional 2% convenience fee.
What happens if I must leave Ohio University and/or Athens before or during the lease term?
Our lease agreements are not contingent on any person's enrollment status. For various reasons, students find themselves in a situation where they do not continue at Ohio University or must leave Athens unexpectedly. Our leases have no buy-out clause, tenants remain obligated through the life of their contract. (in cases of joint lease agreements, when one does not honor their obligation, it falls back on the others) For this reason, it is in the best interests of all to work together to find a replacement. Subletting is an option and a fairly simple process. Inform L'Heureux Properties as soon as you learn of the situation: we can refer persons to you, and can advertise for you free of charge on our website SUBLET page

How do I move into my new place?
Athens Properties- The office will have special hours for move-in day. The Athens office will be open from noon - 3 p.m on move-in day (check your lease) for you to pick up your key. You may also pick up your key after the move-in date anytime during regular office hours (Weekdays 11-5:30 pm). Arrangements for after hours or weekend pick-up are possible, please contact DEBBIE@LHXPROP.COM, or 740-592-5036 to schedule.

How are utility bills paid?
Tenants are responsible for setting up utility accounts with respective companies and paying their own utility bills directly to the utility company for the duration of their lease, unless it is included in their rent. your contract will state if landlord pays for any utility. we provide our tenants with move-in packets before leases begin. this packet features utility company names and contact information. Some utility companies may require a deposit.
Nelsonville residents- If you are required to pay your water utility, you will need to take the slip provided in your move-in packet to the City building (211 Lake Hope Dr. Nelsonville, OH 45764) and pay a $50 deposit. 740-753-2151
Nelsonville residents- Landlord is responsible for the trash utility for all properties.

How much are the utility bills?
Utility costs can vary greatly depending on what is covered by your lease, the size of your apartment or house, and most importantly by your usage, such as what you set the temperature at, turning lights off, etc.
Can we have pets?
- Check with us for allowable types of pets, and which properties allow which types of pets.
- Additional deposits and pet rents may apply depending on the type of pet.
Are your properties furnished or unfurnished?
Athens Properties- our properties are unfurnished. however, all kitchens are equipped with a stove and refrigerator.
Nelsonville Properties- Our larger houses have furnished bedrooms (beds, desks & chairs, microwaves and mini-fridges) and some are equipped with living room furniture. Our smaller houses and apartments are not furnished. All properties are equipped with stoves and refrigerators. What do I need to do when I move out?
Athens Properties:
Tenants should leave their place in good and clean condition. To assist you in this process, we are proving some useful tips (we apologized that the check list is long, but we don't want you to miss any important details):
CLEANING CHECK-LIST
Kitchen
- It is important that your residence is vacated by 11 a.m. on your move-out day (check your lease), as new tenants are moving in at 1 p.m. that same day!
- Check out inspections teams may begin arriving at properties as early as 7 a.m. on move-out day.
- Make sure to leave your bedroom door keys in their respective locks
- Tenants must be vacated from your residence by noon on your move-out day (check lease)

Tenants should leave their place in good and clean condition. To assist you in this process, we are proving some useful tips (we apologized that the check list is long, but we don't want you to miss any important details):
- REMOVE ALL PERSONAL PROPERTY- Properly dispose of garbage, food, refrigerator contents, toilet articles, etc. in trash receptacles outside. ATHENS TENANTS- a dumpster will be available for tenants use the week of April 29. It will be located a the corner of West State and North Court, across from the Valero station. Items such as couches, beds, mattresses or old furniture can be placed in this dumpster.
- YARDS AND PORCHES should be free of littler, trash, furniture, etc.
- CALL UTILITY COMPANIES TO REQUEST "FINAL METER READING" Schedule the reading occur as close to the move-out date as possible (as you are responsible until the last day of your contract). DO NOT SHUT OFF ANY UTILITIES. Have the service "returned" or "transferred" back into L'Heureux Properties name. ATHENS TENANTS- Water bill? L'Heureux Properties will prorate and deduct each tenants share of their final water bill from tenants deposit before it is returned.
- CONTACT TELEPHONE, INTERNET, AND CABLE COMPANIES TO HAVE SERVICE TERMINATED.
- CANCEL NEWSPAPER OR MAGAZINE SUBSCRIPTIONS IN YOUR NAME
- CONTACT POST OFFICE TO FORWARD MAIL Departing tenants will not have access to mailboxes after lease ends. Address changes can be accomplished online at UPSP.COM
- NOTIFY L'HEUREUX PROPERTIES WHEN THE LAST TENANT HAS DEPARTED
- RETURN FRONT AND BACK DOOR KEYS TO THE OFFICE. Athens Properties- Leave bedroom door keys in their respective locks. After hours, slide the F/B door keys, marked with tenant's name and address, under our office door at the top of the stairs at 70 B North Court. Office will be open on Move-out Day at 9 a.m. Nelsonville Properties- return all keys to our office at 54 W. Washington St.
- RETURN SELF-ADDRESSED ENVELOPE AND YELLOW CHECK-OUT SHEET If you do not provide your forwarding address, we do not know where to send your security deposit return!
CLEANING CHECK-LIST
Kitchen

- Steam clean carpets (If inspection shows carpets are dirty beyond normal wear & tear, we contact Captain Steamer to shampoo carpets. If you prefer, you may hire a professional carpet cleaning service on your own. If you choose to do this, receipt must be provided to our office no later than April 30. Unfortunately, we cannot accept receipts for do-it-yourself rental machines, as they do not usually do an adequate job.
- Shut and lock all doors and windows
Will I get my security deposit back?
- Yes, if all utilities are paid, no damages occur during tenancy and no cleaning is required following move out, then you will receive your security deposit back.
- The security deposits will be processed and mailed within 30 days of the end of your lease.
- Deposits cannot be mailed if you do not provide a forwarding address!
